Beachside vacation rentals – terms & conditions effective date: july 23, 2025 by booking a stay with beachside vacation rentals (“we”, “our”, “us”), you (“guest”, “you”) agree to the following terms and conditions. Please read carefully before booking.
1. Reservation policy minimum age requirement: the primary guest must be at least 25 years old and present during the entire stay. Booking confirmation: a reservation is confirmed only after payment is processed and written confirmation is sent. Guest information: all guests must be disclosed at the time of booking. We reserve the right to deny or cancel reservations that do not comply.
2. Payment & cancellation payment schedule: a deposit (or full payment) is required at booking depending on platform or booking source. Final payment is due [14/30] days prior to check-in unless otherwise noted. Accepted methods: we accept major credit/debit cards and booking platform payments (airbnb, vrbo, etc. ). Cancellation policy: direct bookings: full refund if canceled 30+ days before arrival. 50% refund if canceled 14–29 days before arrival. No refund if canceled within 14 days of arrival. Platform bookings: follow cancellation policy stated on the booking platform. No refunds for early departure, weather, travel delays, or no-shows.
3. Check-in / check-out check-in time: after 4:00 pm on arrival day. Check-out time: by 10:00 am on departure day. Late check-out: must be pre-approved. Unapproved late check-outs may incur a $100 fee.
4. Occupancy & guest policy maximum occupancy: [insert number] guests total (including children). Exceeding guest limits may result in immediate eviction without refund. No unregistered guests allowed on the property without prior written approval.
5. House rules no smoking: absolutely no smoking inside the unit. A $300 fine will apply if detected. No pets: pets are not allowed unless stated in the listing and confirmed in writing. No parties: events, parties, or large gatherings are strictly prohibited. Quiet hours: 10:00 pm – 8:00 am. Violation may result in fines or eviction.
6. Cleaning & damages cleaning fee: a one-time cleaning fee is charged and included in your booking. Damages: guests are responsible for any damage or loss during their stay. Costs will be charged to the card on file or claimed through the booking platform. Excessive cleaning: if the unit is left in a condition requiring excessive cleaning, additional charges may apply.
7. Security deposit a refundable security deposit may be required, depending on the booking platform or method. Deductions may be made for damage, missing items, smoking, or violation of house rules.
8. Property access access instructions will be provided prior to check-in. Lost keys, keycards, pool bands, or remotes may incur replacement fees.
9. Maintenance & emergencies we strive to resolve maintenance issues promptly. Please notify us immediately of any problems. No refunds will be given for issues outside our control, including weather, construction, hoa maintenance, or power/water outages.
10. Liability & indemnity guests agree to use the property at their own risk. Beachside vacation rentals is not liable for accidents, injuries, or loss of personal belongings during the stay. Guest agrees to indemnify and hold harmless the property owners and managers from any claims arising from use of the premises.
11. Local ordinances guest agrees to comply with all local laws, hoa rules, and ordinances. Violations may result in immediate eviction and forfeiture of all rental payments.
12. Agreement by confirming your reservation, you acknowledge that you have read, understood, and agreed to these terms & conditions.
